Last week we again took time to come together as a group and reflect on the previous years achievements. Joining the RE/MAX Australia network at the Sofitel in Brisbane, we celebrated the amazing achievements of so many individuals in the Pivotal group and wider RE/MAX family.

We were blown away to come away again with the award of
Pivotal Financial Broker of the Year for the fourth year running. Winning this award was a huge goal that was set at the start of this business almost 9 years ago, and to take it away for four years in a row has been an absolute pleasure and testament to the amazing clients and partners we now have in our day to day network.

We also walked away claiming "Pivotal Financial Top Performer – RE/MAX Settlements" which was another huge achievement for 2023.

A huge thank you to all our referral partners, Pivotal Financial, and our new and existing clients for another incredible year. We can't wait to do it all again in 2024.

Now that you are a home owner, every mortgage payment that you make is hopefully putting you in a better position long-term. You are gradually paying off the debt, meaning that you are creating ‘equity’ in the property. Along with the payments you are making, hopefully the value of the property is increasing – this also helps you create more equity.

"Equity is the value of the property that you own"

Here's a practical example-
You purchase your house for $750,000 one year ago, and now your house has been revalued at $800,000 and your loan value is $600,000 – the amount of equity you have is $200,000.
The one thing that is always confusing is how much equity you can access. Banks will never let you borrow up to 100% of the value of the property, with the limit usually being capped at 90% -factoring in mortgage insurance, or 80% if no mortgage insurance is involved. If we use the above example, 80% of the value of the property is $640,000, which would then allow you to access $40,000.

What you may not realise is that you can borrow based on the end value of the property, once the work has been completed.

PREPARATION IS KEY - Are you thinking of adding to your family in the near future? One thing to factor in is whether you are comfortable in your current home, and how will adding an extra body impact your living space? It's not uncommon to think a baby won't impact your space too much, only for the reality to change quickly once baby is born. Borrowing money for a new loan in preparation of adding to your family can be a sensible way to approach the situation. Using current income levels will maximise your borrowing capacity, allowing you to set yourself up for the future.
