When buying a house, there are several costs to plan for beyond just the deposit. These include:

Stamp Duty: A government tax based on the property’s value. First-home buyers may be eligible for exemptions or concessions in some states.

Legal and Conveyancing Fees: Costs for a solicitor or conveyancer to handle the legal transfer of the property.

Building and Pest Inspections: To check the property’s condition before purchase.

Lenders Mortgage Insurance (LMI): If your deposit is less than 20%, you may need to pay LMI. The cost depends on your loan size and deposit amount.

Loan Fees: Includes application fees, valuation fees, and ongoing loan service fees.

Moving Costs: Expenses for removals, packing, and setting up your new home.

Utilities and Connections: Fees for setting up electricity, water, gas, and internet at your new property.

Council Rates and Strata Fees: Ongoing costs for maintaining the property, especially if it’s part of a complex.

The RBA announced today that they are keeping the official cash rate on hold again at 4.35% this month 😩

Despite Australian Bureau of Statistics (ABS) data last week recording the country’s lowest annual inflation rate since March 2021, inflation is still sitting at 3.5% - which is more than the RBA's target range of 2-3%.

There is still hope for a pre-Christmas rate cut 🀞 but in the meantime, there are still some great rates on the market so it's worthwhile reviewing your home loan rate!

Having a pre-approval in place when you're house-hunting can give you a big leg-up on other buyers. Firstly because it shows the agent / seller that you're a serious buyer and gives them a lot more confidence in your offer knowing you have finance in place. It can also help fast-track your loan application as the lender has already done an initial assessment of your situation.

It's also beneficial for you to help you house-hunting and putting in an offer knowing exactly what you can afford to spend!
