💡 How We Helped Our Clients Secure a $700k SMSF Loan – Even With Only One Income
Many SMSF clients worry they won’t qualify for a loan when only one member is working.
This recent case shows that smart structuring can make all the difference.

🔎 The Situation
A couple wanted to buy an SMSF investment property and needed a $700,000 loan.
But there was a challenge:
• Only one member had employment income
• Estimated annual contributions were only around $30,000
• This wasn’t enough to pass the lender’s servicing test
Instead of increasing contributions, we looked for a better solution.

💡 The Strategy: Offset Addback
Before the purchase, the SMSF had $440,000 in its cash management account.
After the property purchase, the remaining balance would be $112,306.
Using the lender’s Offset Addback feature, we were able to treat part of that cash balance as additional contribution capacity.
We calculated:
$112,306 × 6.19% = $6,051
This amount was added to the servicing assessment.

🎉 The Result
With Offset Addback included, the SMSF passed servicing — and the couple was approved for their $700,000 loan.

🏁 What This Means for You
If your SMSF has strong cash reserves, you may be able to borrow more than you think — even with a single income or limited contributions.
