• Current home value: $800k
• Current loan owing: $400k
• Lender allows borrowing up to 80% of home value = $640k
👉 Equity available = $640k – $400k = $240k

Some lenders have become more flexible with HELP/HECS when assessing borrowing power—policy varies, so it pays to compare.
What we’ll check:
• Your borrowing power with/without HECS scenarios
• Repayment plan & timing (pay down vs keep)
• Debt to Income Ratio (DTI)/buffers and how each lender treats them

More welcome news for mortgage holders today after the RBA announced that the cash rate target will remain unchanged at 4.1% for the fourth month in a row. The decision to keep the cash rate at 4.1% is the first one made with Michele Bullock as governor of the RBA.

The RBA stated that it is holding off on further rate hikes for now, as it expects the previous 12 increases to gradually bring inflation back to its 2-3 per cent target range. However, it warned that more rate rises may be necessary in the future to keep inflation under control.

The RBA has announced that the cash rate will remain at 4.10% for the third month in a row. RBA governor, Dr Philip Lowe, announced the decision earlier today, delivering good news to millions of Aussies by once again keeping interest rates on hold.

The decision means interest rates on mortgages are likely to stay ‘as is’ for now… But what exactly is the cash rate and how does it affect you?

The cash rate is the interest rate that banks charge each other when they lend or borrow money overnight. It influences the interest rates that banks offer to their customers, such as mortgage and deposit rates. The RBA uses the cash rate to manage the economy, employment and inflation.

The cash rate affects most Australians, especially those who have a mortgage or are looking to buy a property. If you have a variable-rate mortgage, your interest rate may change depending on the cash rate. If you have a fixed-rate mortgage, your interest rate will stay the same until your term ends, but then you may face a different rate when you renew.

Are you a first-time home buyer in Queensland? If so, there is a mix of great incentives and grants from the local, state and federal governments, as well as from your super fund. Here are some of the benefits you can use as a first home buyer in Queensland:

- State government grants: You can get up to $15,000 to buy or build a new home, or $5,000 to buy a new home in regional Queensland, under the First Home Owner Grant and the Regional Home Building Boost Grant .

- Federal government incentives: You can access up to $50,000 of your voluntary super contributions, or get a guarantee from the federal government to buy a home with a deposit as low as 5%, under the First Home Super Saver Scheme, the First Home Loan Deposit Scheme, the New Home Guarantee, or the Family Home Guarantee.

- Transfer duty concessions: You can reduce or eliminate the amount of transfer duty (also known as stamp duty) you need to pay when buying a home, depending on the value of the property and your eligibility criteria.
