My role is to help you through the complex paperwork and compliance information required to obtain a loan. I make it a priority to keep my clients informed on the process and regularly follow up with Lenders so that I am always accurately updated with where the process is at. I am familiar with a broad variety of product offerings from many lenders. Using this knowledge, I always strive to recommend products that are paralleled to clients' personal requirements and may even be able to negotiate a better deal than they could without a broker's assistance. Doing what I do in this field of work, I am in it for the long haul. Think you'll be able to get a better deal on a property if you waited for interest rates to decrease?

Think again.

It only makes sense - if you are trying to buy a house, competing against more people, you will have to pay more for it.

During 2020 and 2021 when interest rates were low and competition was fierce, people would often say ‘Look what house prices were before 2020 - I should have bought earlier and would've saved thousands of dollars!’.

The best time to buy is when there is less competition, there’s only less competition when there are fewer buyers.

There are only fewer buyers when fewer people can afford to borrow money.

On top of that, there is a serious housing supply issue across Australia that will take a long time to address.

The RBA announced they are again holding the cash rate and are slowly announcing that inflation is under control, the cash rate will likely decrease soon.

Granted - you may be forced to wait for interest rates to decrease due to income restrictions or other personal reasons.

But, if you’ve worked hard to put yourself in a position where you can afford to buy, I’d recommend you seriously consider buying in this window of opportunity, before you have to pay much more.

Have you ever been declined by a bank due to past credit issues?��Every lender will treat past credit issues such as late repayments, defaults, multiple inquiries, and even bankruptcy differently.

Have you ever lent someone money but been disappointed by how long it took to pay it back or how they paid it back to you?

A bank is entitled to feel that same way too, to determine if they would lend you money based on your Character shown in a credit report.

If you have regular late repayments without any good reason - most lenders will want to see you make 6 months of regular repayments without any more issues.

But, if you do have a good reason to explain why repayments have been late, defaults have been made, or even why bankruptcy has been filed - some lenders will listen to your reasons and offer you approval if they feel your circumstances are genuine, so long as every other aspect of your application is strong (stable income, equity in your house, etc).

Not sure what your credit file looks like? You can obtain a copy of your credit report for free at equifax.com.au, or contact me to see if there are any blemishes that you need to address.

If you have any of the credit issues noted above, contact me to find out what you need to do to get a loan approved in the future, or if you have a chance of getting approval sooner rather than later - never give up!

Pre-approval. What is it and why is it so important to consider when buying my next home?

Pre-approval is a loan application, where the lender completes a full assessment of your financial position.

So what’s the difference between pre-approval and approval?

The bank doesn’t know the final purchase price and loan amount.

Pre-approval is a checkpoint in the home buying process, where you have written confirmation from a lender that you can spend up to a certain amount, within a short time frame (circa 90 days).

The ideal pre-approval is where you only need to provide a contract of sale (when your offer is accepted) and a valuation of the property (organised by the bank).

Often your borrowing capacity can be increased if you pay out and close other loans you may have. In these cases, you can add conditions to your pre-approval application for ‘closure letters’ of these facilities like car or personal loans, or even a HECS Debt.
That way you can gain confidence in the loan being approved before you spend your funds on closing these loans, with the reward of getting the home loan approved.

And so long as there is nothing out of the ordinary with the ‘conditions’ in a pre-approval, you will then have your loan approved.

This is ideal in any home buying process - particularly when attending an auction, or when using a buyers agent (to allow them to be most effective).

Sure, you can buy a house and have a loan approved without pre-approval.

But if you want to reduce any uncertainty with the home buying process, pre-approval can reduce the stress involved in the home buying process like nothing else.
