Get in touch if you don’t like your lender or if you thought you’d need two years tax returns to get a loan.

My friend is smart. Runs her own business. Was in touch with two members of the legal team who appeared to be working together diligently on her purchase. They were scammers who had hacked the lawyers emails. They provided her with bank details and she paid 10% of the purchase price. Account name was the name of the law firm. Luckily for her, the bank flagged it as suspicious and the funds were able to be recovered. In most cases, this money is lost. You are still contractually obliged to buy the property, but you now may have little or no deposit.
Lesson: ALWAYS call to confirm bank details using a trusted phone number. I have personally seen a case where a real estate agent was hacked in the same way and two purchasers lost their deposits. The bank didn’t pick up on the fraud that time.
