Eight weeks ago the scaff was still up on this project.

Now you can see how both facades actually read against the street — the proportions, the rhythm, the relationship between the two homes.

This week with Joey from walking through Vicus. Paint through. Tiles down in the wet areas. The skylight in the ensuite — one of the details that took the most coordination between us, the frame and truss manufacturer, and the roofer to land properly.

Worth getting right.

There's one thing I look at the moment I walk into a home that tells me whether the developer actually thought about the design — or just ticked boxes.

The volume.

Every square metre you add to a floor plan costs real money. Every 300mm you add to the ceiling height costs more. So a developer optimising for margin brings it down to the minimum — 2.4 metres.

Here's the thing: the difference between 2.4 and 2.7 metres doesn't show up on a floor plan. But you feel it the instant you walk into the room. One feels like a home.

The other feels like a box with nice finishes.



We build at 2.7 metres unless the site genuinely calls for something different. Not for the listing. For how it feels to stand inside.

There's one question almost every buyer should ask before they make an offer. Almost nobody does.
Which direction does the main living area face?

Orientation is locked in the moment a developer buys the site — before an architect draws a single line. If the living area faces south and the home hasn't been designed around that, you can spend a hundred thousand dollars on the kitchen and it will still feel dark at three in the afternoon in July.

A difficult aspect can be solved — the right glazing, a considered floor plan. The problem is never the orientation itself. The problem is when nobody thought about it.

So two questions for your next inspection: Which way does it face? And if it's not ideal, what did the developer do about it?
