Is it possible to buy a house during lockdown?
Sort of…. In NSW, in person auctions and open homes are currently prohibited, however with prior arrangement, it is possible to attend a property to inspect, this is limited to one person and one agent. Most agents will also arrange a virtual walk through for you. Still interested? Lets talk.

The cost of a mortgage: Land Registration Fees
Often clients are surprised to find additional fees and charges associated with their application, so we’ve put together a super short series to summarise the six most common additional charges.
Part 3: Registration of Transfer Fee $146.40 We call this a piece of paper fee. Every time a property changes hands the Land Registry Service records are updated. This fee is paid to inform the State Government the vendor has transferred possession of the property to you. This in turn allows the government to keep accurate records of land ownership. This fee is paid to NSW Land Registry by your solicitor, on your behalf at settlement.

The cost of a mortgage: Stamp Duty
Often clients are surprised to find additional fees and charges associated with their application, so we’ve put together a super short series to summarise the six most common additional charges.
Part 2: Stamp Duty - This is a one off tax, its also known as transfer duty. Just like income tax, the percentage payable is a sliding scale based on the value of the property. First home buyers are exempt from this, up to a purchase price of $650,000.00. As a guide, for a loan of $400,000.00, the stamp duty would be $13,627.00. This will be included with other fees and charges paid by your solicitor on your behalf at settlement.

Introducing Virginia
Virginia is our Practice Manager and over the past two years has completed her study to become an accredited Mortgage Broker. As one of the Directors of Hunter Lending Solutions with her husband Adam, she has been working in the Financial Services Industry since 2001. Virginia and Adam also own local Financial Planning practice Greentree Financial.
Virginia brings her experience from managing a Financial planning and Mortgage Broking practice to her role and especially enjoys working with clients to purchase their first home. Virginia believes educating clients so they understand the process and why things are done is just as important as having the money to move forward with a purchase. She says buying your first home can be one of the most stressful things you'll ever do and it doesn't need to be, if you have everything ready to go before you apply for finance it really should be a simple process.

4 Tips for the property market:
With the local real estate market in a flurry of activity, it’s important to have a plan of attack if you’re looking to jump into the market.
1. Have a Pre-approval in place!!! We cannot stress this enough. Real Estate Agents and sellers love buyers with finance ready to go.
2. Make friends with your local agent – if you get to know your local real estate agents and let them know what you’re looking for, often agents will contact you when suitable properties are coming onto the market.
3. Set up the Real Estate Apps with alerts – know what’s on the market in the area you are looking for, get alerts when new properties hit the market.
4. Act quickly – if a property comes onto the market that you love, make a move.
