Another benefit of rentvesting is that you can use the rental income for mortgage repayments, making it easier to pay down the home loan.

If your investment property increases in value in the following years, you can then:

Sell the property and use it to buy an owner-occupied home

Or borrow against the equity in your investment property and use that to fund the deposit on an owner-occupied home

There are a few downsides to rentvesting that you need to consider:

- You will have to keep paying rent
- You may not qualify for concessions available to first home buyers who are owner-occupiers
- Investors are generally charged higher interest rates than owner-occupiers (but not with all lenders).
