We commenced the search around Manly/Mosman with the budget dictating a strata style property, but decided to push further up the coast to get for value for money. Free standing 4 bed, 2 bath, 2 parking on over a 1,000sqm with a 7 minute bike ride to the beach or a 35 minute
drive into the CBD, coming in a long way under our upper budget limit, made good sense!

We bought this great one bedroom unit in the iconic Top of the Town building. The client brief was to have “heroic” views, so as you can see we managed to cover that! The bank valuation, build/pest and strata reports we organised very quickly. We then put in a good unconditional offer on a contract very early on in the campaign. We knew there was a lot of buyer interest in this property, and we did not want to have to compete with that at the auction.

We recently purchased this property for a young family wanting to get into the Inner West, looking to do a substantial renovation/rebuild. A good story of a happy investor.

Back in 2019 we had client come to us that wanted to put a good value, high yielding property into his Self Managed Super Fund.

We secured him this water front townhouse in Mermaid Waters, Gold Coast for $347,000 in June 2019. https://www.realestate.com.au/sold/property-apartment-qld-mermaid+waters-130865210

We love buying in small blocks with low levies ($650pq) and we only concentrate on half a dozen blue chip suburbs in the Gold Coast that we know work. (We apply a similar method to our Brisbane purchases.)

We recommended a Financial Planner that took care of all the SMSF administration, and we also found a great tenant through our Queensland Property Management Business. The property has been permanently leased yielding a gross income of 6.6%. The whole process was easy and seamless from beginning to end for our client.

This week an identical townhouse just settled in the same block for $420,000, giving our client a return of approx. 20% so far in under 2 years. https://www.realestate.com.au/property-townhouse-qld-mermaid+waters-134650098 This unit is more renovated (but maybe not to everyone's taste?) but number 9 is north facing and closer to the water's edge. No. 5 has already been rented at $480pw.

The Gold Coast has been a surprise package over Covid, with the "Life Style Trade" taking up all the slack from the temporary tough times in tourism and hospitality. We are also seeing a similar pattern for property in Brisbane. The whole of S.E.Q. is benefitting from this “regional Covid trade.”

Last weekend various sites reporting NSW auction clearance rates circa 90%. A really good confirmation on how quickly this market is moving is the example below. 10A and 12 Bolta pretty much identical homes (2sqm difference) but showing a 14% price differential 3 months.

We all know the market is hot – and as professional buyers, we are having to deploy some aggressive strategies to secure the properties our clients desire.

Given the rhetoric from the RBA last week we do not see much changing. Maybe the pace of property price increases could taper off a little, but any pull backs in this market should be viewed as buying opportunities.

Last week I was on holiday in , UK. We stayed in a beautiful old property on the sea front in the picturesque old ‘smugglers village’
of . ⛵️ I was interested to discover that the property is actually on the market.✨ It is a four storey building, currently dived into three generous apartments. In total there are 3/4 reception rooms, 5/6 bedrooms, 4 bathrooms, balcony over 325 internal sqm with strong income potential.✨There is no parking - pretty much there are no cars in the village, as it is so old, the roads were designed for horses, not cars! ✨It’s been on the market for a while at GBP £1.1m. (I reckon it would deal sub GBP £1m = AUD $1.74m). Just made me wonder what this would be worth if it was located on the waterfront Sydney? AUD $7.0m? Cheers! Andy 🥂✨
