Budget 2026: CGT is changing. Old rule vs new rule, one $500k property.
Buy $500k → Sell $1m → Gain $500k
🟢 Old rule (current)
50% discount → Taxable $250k
Tax @ 37% = $92,500
🟠 New rule (from 1 Jul 2027)
Indexed base $650k → Real gain $350k
Tax @ 37% = $129,500
Min 30% floor applies
Same sale. +$37,000 in tax.
📅 Key dates
→ 12 May 2026, 7:30pm AEST — cut-off (pre-existing assets grandfathered)
→ 1 July 2027 — new regime starts
Still proposed — needs to pass Parliament. Worth understanding now if you’re buying or selling in the next 12 months.
