Buy and leverage debt.

Let the rent help pay the debt.

Build equity as the property grows.

Refinance complete, strategy in motion to turn their future goals into reality! 🙌

Huge thank you to my amazing clients for trusting me with their home loan journey!

It was an absolute pleasure helping you both through the process.

The third thing nurses told me that’s stopping them from buying their first home. LOCATION

Many want to buy right next to where they work, which makes complete sense.

But that’s also where prices are usually highest, which is why many feel priced out.

A small mindset shift can help here.

Your first property doesn’t have to be your forever home.

Sometimes the smarter move is:
• Buying a little further out or
• Rentvesting and buying where you can afford while living where you want. You get the best of both worlds

The first property is often just your foot in the door.

Save this if you're a nurse thinking about buying your first home

No one talks about the cost of waiting.

In Australia:

2016 median home price: $615k
2026 median home price: ~$993k

That’s a $378,000 increase.

Add roughly $260k in rent over 10 years and the cost of waiting could be over $630,000.

Wild right?

The reality is, historically in Australia, time in the market has beaten timing the market every time.

If you’re thinking about buying your first home but unsure where to start, send me a message. Happy to point you in the right direction.

Thinking about buying your first home in 2026? 🏡

Here’s how much support you could receive through the First Home Owner Grant (FHOG) broken down by state & territory:
✨ QLD: $30,000
✨ TAS: $30,000
✨ SA: $15,000
✨ NSW, VIC, WA, NT: $10,000
✨ ACT: No cash grant (stamp duty concessions apply)

These grants apply to new homes only, and eligibility varies. Always check the latest rules for your state or speak to your broker 😉

I asked over 150 nurses on Linkedin what stops them from buying their first home.

This came up the most.

The deposit.

So many think it still has to be 20%.

In reality, depending on your situation, it could be 2%, 5%, 10% or even zero with a guarantor.

Most nurses aren’t stuck because they can’t save.

They’re stuck because they’ve been told the wrong number.

If you’re not sure which bucket you fall into, it’s worth checking with your broker before ruling yourself out.

You’ve done the hard part. You saved $30k.

Now imagine this choice in front of you:

A 3 bedroom house in Hoppers Crossing

OR

A 2 bedroom apartment in Docklands.

Both will get you into the market, but the long term impact is very different.

Some assets limit your growth. Others build your wealth.

The first home is always the hardest because your depsoit is your hard earned cash.

But once you own a strong asset, you can leverage your equity to upgrade, invest, or grow your portfolio.

Think long term. Think strategy. The right first move sets up everything after.

The real cost of waiting to buy your first home isn’t interest rates.

It’s the extra deposit you have to save.

It’s the property growth you miss out on.

And it’s the financial freedom you delay by staying in the sidelines
