An offset account could help you reduce interest and pay off your home loan faster 🔥

So, what is an offset account?

It’s an everyday bank account linked to your home loan that reduces the amount of interest you pay by using the money in the account to “offset” the loan balance, effectively lowering the amount on which interest is calculated.

Other key benefits include:

✔️You can use it as an everyday account and have access to the funds anytime

✔️Any interest savings you make from having money in your offset account aren’t taxed – as it’s not counted as income. On the other hand, interest earnings from savings accounts are generally taxable

If you’re dreaming of buying your first home but struggling to save a big deposit, the First Home Guarantee Scheme could help you get there faster! Here’s a few key points:

💰 Minimum 5% Deposit: You only need a 5% deposit, and the government acts as guarantor, enabling you to avoid Lenders Mortgage Insurance and potentially save thousands of dollars

💸 FY24 Income Cap: Your FY24 income (as per your Notice of Assessment) needs to be under $125K (single) or $200K (joint). If you are earning more than this now you may still qualify, and your borrowing capacity will be based on your income now even though it’s above the cap

🏠 Location Based Caps: Property price caps vary by state and region. In Melbourne, an $800k price cap is in place
