🤗 Home Buying Steps in Australia (varies by state)

1️⃣ Get pre-approval
Know your budget before making any offers. (Pre-approval is not a final approval.)

2️⃣ Make an offer
Agree on price and pay a small holding deposit (often ~0.25%, negotiable).
Offer may be subject to finance, building & pest, and cooling-off (state-based).

3️⃣ Review the contract
Have a conveyancer review the Contract of Sale before you sign.

4️⃣ Send contract to your broker
So the lender can arrange valuation and assess the loan.

5️⃣ Formal approval
Once approved, the bank issues unconditional approval.

6️⃣ Pay the balance deposit
Usually up to 10% in total, depending on the contract.

7️⃣ Settlement day
Prepare funds for the balance, stamp duty & costs.

8️⃣ Collect the keys 🎉

Why investors often use Interest Only + Offset?

For investment loans, only the interest is tax-deductible. Principal repayments are not.
Example:
Loan: $600,000 at 6%
🔹 Interest Only + $100,000 in offset
Interest is charged on $500,000
→ Annual interest ≈ $30,000
→ Tax-deductible interest: $30,000
🔹 Principal & Interest (no offset)
Interest in year one ≈ $36,000
But part of your repayment goes to principal, which is not deductible
👉 With IO + offset, investors often prefer to keep extra cash in the offset instead of paying down the loan, because:
• Interest remains deductible
• Cash stays accessible
• You avoid using after-tax money to repay principal
This strategy doesn’t create extra deductions, but it helps control how and when your money is used, which can be tax-efficient over time.
