Don't want to pay Lenders Mortgage Insurance (LMI)?
Want to get into the property market now?

Then a guarantor loan might be the answer.

Guarantors are not co-applicants but they do need to be fully assessed like all applicants on the loan.

The purpose of a guarantor is to avoid having to pay LMI. Basically, a guarantor let's the lender know, despite you not having the full 20% deposit (plus stamp duty, where applicable), you are still 'good' for the loan, and if all fails, the guarantor will step in to cover your repayments if you fail to do so.

When the equity in your home goes above 20% or you've paid down your loan either 20% or more, you can apply to have the guarantor removed.

So simple but often overlooked.🤦

Who would've thought, paying MORE OFTEN would mean paying down your loan sooner. Interest is accrued daily and charged weekly, fortnightly or monthly (depending on your frequency). Each repayment you make, pays down some of your principal as well as covers the interest for that period. If you made repayments every week then you are paying down your principal sooner with each payment which means the interest accruing is more often on a lower amount each week as opposed to waiting a whole month to reduce your principal and subsequent interest calculation. Talk to us today to see if your current set up is the right one for you.

Off the back of that, pay more towards your loan, either by increasing your repayment amount above the minimum or putting money in a redraw or offset account. Every dollar counts. Whatever saved cash you have, if your interest rate on your home loan is higher than your high interest savings account then your money is working more for you sitting in your redraw or offset account (and bonus, you don't have to pay tax on it, but please speak to your accountant to confirm this for your individual situation). Less loan amount to calculate interest means more towards your principal.

The key to finding a home and the right home loan is all about adopting the K.I.S.S strategy - Keep It Simple and Straightforward (I don't like the other word 😉).

1. Tidy up your finances leading up to your application. Get rid of credit cards you don't use or reduce the limit if you don't need it. Cut down on your spending, or implement a strick budget. The simple you make things the easier it is to get approved.

2. Plan ahead. Know what you want to spend on a home, how much of a deposit you need, whether you need to cover stamp duty, or LMI, etc. I can help you plan this out.

3. Find the right home loan. This is where I step in. I do the leg work for you. Make the journey simpler and more straightforward. Talk to me today.

4. Speak to a real estate agent. Don't have one or need some real estate advice? I can put you in contact with an amazing real estate agent and even a buyer's agent who, together, will do all of the heavy lifting in finding you your perfect home. Talk to me today.

5. Always inspect before you buy. This is such an important step. You don't want any surprises when you take ownership which might cost you thousands to fix. I encourage all my clients to put offers in with "subject to finance" and "subject to building and pest inspection".

Refinancing is not just about getting the lowest rate possible. Nothing is for free!! If you opt for a lower rate, chances are there will be higher fees, limited facilities to your loan, etc. it's important to balance out the rate with the features you want or need in a loan to ensure it is the right PRODUCT for you, it necessary the lowest rate for you.

For example, if you put extra into your loan each fortnight or month or you have money sitting in your redraw account constantly, getting the lowest rate possible might not work for you as you will likely not have an offset or redraw facility. Therefore finding a competitive rate that has those features to allow you to maximise your savings and have your money working for you not against you.

The journey to finding your dream home starts with managing and maintaining a healthy budgeting system followed by the right loan to accommodate your needs.

Too often I have clients come to me finding the home first then coming to me for a loan.
