Home value falls have spread almost everywhere.

Cotality's August index landed this morning. National values fell 0.9% over the month, the fifth fall in a row, and now sit 3.6% below their March peak.

The bigger number here is 93.

Through winter, 93% of capital-city suburbs recorded a fall in value. Three months earlier that figure was 45.8%. So it has stopped being a story about a couple of cities and become a story about most of the country. Darwin was the only capital to rise.

What it changes depends on where you're standing.

If you're buying, there's more on the market and less competition for it. Capital-city listings are running about 24% above this time last year while sales are down 15.5%. That usually means more time to decide and more room to negotiate.

If you're refinancing or looking at your equity, your lender orders its own valuation, and that figure is the one your borrowing sits on. If you're planning around a number from an agent's letterbox drop, or from what a neighbour got in 2024, check it first.

We won't guess where prices go from here. Knowing where they are is useful enough.

A recent one, kept private but true in shape: a couple who'd never missed a payment and never looked at their loan since the day they got it. Good earners, just busy.

When we actually ran the numbers, their rate had drifted well above what was available and the structure no longer matched how they earned and spent. We reworked it and the pressure eased. Every situation is different and this isn't a promise of the same result — but "leave it alone" quietly becomes a decision nobody actually made. Worth a look.

Pre-approval is a lender's conditional yes, based on the information you've given and subject to checks. It tells you your likely ceiling and shows agents you're a serious buyer — both genuinely useful.

What it isn't: a locked-in promise. It has conditions, and it expires, usually after a few months. So the move is to time it for when you're actually ready to look, not so early it lapses before you find the place. Save this if you're getting close.

The word "deposit" makes people picture years of savings and nothing else, so plenty count themselves out too early. In reality a genuine gift, the First Home Super Saver scheme, grants and existing equity can all form part of the picture — and the rules differ by lender and situation.

A lot of these buyers walked in convinced they couldn't, so being part of the moment it turns out they could is the best part of this job. If you're at the start of that road and it feels out of reach, that's usually the exact moment to get a real read on where you stand.

When we went through their full situation properly — income, deposit, the schemes they actually qualified for — and matched them to the right lender instead of the first one, the picture looked very different.

They're in now. Every situation is genuinely different and this isn't a promise of the same result, but a single "no" is often just the wrong lender, not the end of the road.

Most first-home buyers are working off a number they got from a website and a feeling that it's hopeless. But a bank calculator doesn't know how a particular lender treats your income, which schemes you might qualify for, or what actually counts toward your deposit.

When someone lays out the real picture, the answer often looks very different from the gut feel. This isn't a promise — every situation is genuinely different — but "I can't" is worth checking before you believe it.
