Property auction results (6 August 2022) (Source: Corelogic)

Key observations: 

1) National clearance rate 60%, much lower than the same time last year (74%) 

2) Brisbane and Canberra are currently the worst performers (46% and 49% respectively), compared to their last year’s 71% and 89% 

3) Sydney cleanece rate went up to 61% from 56% last week

Melbourne apartment rents jumped 34% in the last 12 months, with record low vacancy at 1% (Source: Corelogic, AFR).

My thoughts:

Demand will continue to increase. Young professionals and students are moving back to the CBD to enjoy the city lifestyle. Not to mention, new migrants and international students are yet to fully return, and they will return!

Supply will be limited. Rising construction costs and shortage of material and labour will stop/ postpone many apartment developments.

Apartment prices are still at reduced levels, in some cases near or below replacement cost. In some cases rental yields are looking attractive despite of rising interest rates.
