बजेट घोषणापछि धेरै मानिसहरू चिन्तित देखिएका छन्, तर सही स्ट्रक्चर प्रयोग गरेर लामो समयको लागि प्रोपर्टी इन्भेस्ट गर्नेहरूका लागि धेरै ठूलो परिवर्तन आएको जस्तो मलाई लाग्दैन।

ठूला पोर्टफोलियो भएका धेरै अनुभवी इन्भेस्टरहरूले पहिलेदेखि नै Trust वा Company Structure प्रयोग गरेर लगानी गर्दै आएका थिए। लामो समयसम्म होल्ड गरेर passive income र cashflow बनाउने रणनीति अझै पनि बलियो नै छ, विशेष गरी छिटो किनबेचभन्दा long-term wealth creation मा ध्यान दिनेहरूका लागि।

Today’s Australian Federal Budget 2026 has delivered one of the biggest property tax reforms Australia has seen in decades. 🇦🇺🏡

The biggest headline is the major change to Capital Gains Tax (CGT).

Currently, if an investor holds a property or shares for more than 12 months, they receive a 50% CGT discount when they sell. Under today’s budget announcement, the government plans to remove the flat 50% discount and replace it with an inflation-based system from 1 July 2027.

This means investors will only be taxed on the “real profit” above inflation, but a minimum 30% tax on capital gains will apply. Existing property owners before budget night will be grandfathered under the current rules.

At the same time, negative gearing will mainly be limited to newly built properties to encourage more housing supply and improve affordability for first home buyers.

The government says these changes are designed to:
✅ Improve housing affordability
✅ Help more first home buyers enter the market
✅ Reduce speculative investing
✅ Shift investment towards building new homes
✅ Create a fairer tax system

The budget also included:
• New tax relief for workers
• $1,000 instant tax deduction
• Small business support measures
• Fuel excise relief
• Infrastructure and housing investment

This is a huge shift for property investors, homeowners, accountants, mortgage brokers, and the entire Australian property market. The next few years will be very interesting for real estate and investment strategies across Australia.
