5 tips before going to first open home.

Before you fall in love with the kitchen, the backyard or the natural light, it helps to have a few things sorted:

- Understand how pre-approval may help
- Allow for upfront purchasing costs
- Have your documents ready
- Know your property must-haves
- Inspect each property with a plan

Pre-approval can give you more confidence by providing an indicative lending range and helping keep your property search focused. However, it remains conditional and does not guarantee final loan approval.

Spring is nearly here and property activity often picks up with it.

If you’re thinking about buying this spring, now may be a good time to:

- Understand your borrowing position
- Set a realistic budget
- Learn the steps involved
- Organise the required documents

Getting prepared early can help you approach inspections and potential offers with greater clarity.

Same income. Same savings. Very different borrowing power.

It’s a good reminder that income is only one part of the picture.

In this example:
Person A could borrow around $344,000
Person B could borrow around $187,000

So what changed? Things like:

credit card limits
car loan repayments
living expenses
other existing commitments

Two people on the same salary can still end up with very different borrowing positions.

If you’re unsure where you stand, it can help to understand the full picture — not just your income.

Pre-approval can be a great first step when you’re thinking about buying a home

It can help give you an indication of your borrowing position and a clearer idea of what price range you may be looking at.

But it’s important to remember, pre-approval isn’t final approval. Your circumstances, the property and lender requirements can still affect the outcome.

Think of it as a starting point that can help you go into the property search feeling more informed.

Casual employee and thought that automatically ruled you out of a home loan?

Not necessarily.

Different lenders may assess casual income differently, and the documents they ask for can vary depending on your employment history and circumstances.

So before assuming the answer is no, it can be worth understanding how your income may actually be assessed.

Classic Melbourne weather ☔️🌬️

Cold, wet and windy… which makes staying inside and thinking about your next move sound pretty good.

Whether that means buying somewhere new, making a tree change, heading closer to the mountains, or simply finding the right place in Melbourne, understanding your borrowing position can be a useful place to start.

No pressure, no big sales pitch, just a conversation about what might be possible based on your circumstances.

Self-employed? Your home loan paperwork may look a little different.

Depending on the lender and your circumstances, you may be asked for documents such as tax returns, notices of assessment, business financials, BAS or bank statements.

There is no single checklist for every self-employed applicant. Requirements can vary based on your business structure, trading history, income and the lender’s policy.

That’s where experience matters. A lending specialist can help you understand what information may be needed and which options may be available for your situation.

General information only. Eligibility, lending criteria, fees and individual circumstances apply.
