Major bank funding for a commercial build? It’s all in the setup. 🏗️

Just wrapped up the settlement on a dual-warehouse commercial project for long-term client of mine.

Warehouse 1: Sold as a pre-sale.
Warehouse 2: Retained by the developer under a lease-doc arrangement.

Because of that pre-sale strength, we were able to bypass the more expensive second-tier lenders and went straight to a major. The result? Premium loan terms, speedy approval and a very happy developer.

Experience pays off when it comes to structuring debt.

Big win for our client this week 🍻

We’re proud to share the successful funding of a brewery purchase inside an SMSF for owner-occupied purposes — a complex deal with multiple moving parts and a fantastic outcome.

Challenges included 3 seperate property titles and 4 individual members within the SMSF structure. Tight structuring requirements for owner-occupied commercial lending.

We were able to secure funding at an LVR of 75% (with flexibility to go to 80%), and a reduction to upfronts costs due to lender promotion. This meant a saving of $20,000 of upfront costs to our client with waiver of legal costs and a reduced establishment fee.

Complex transactions require strategy, lender relationships, and the right structuring from day one. This one is a great example of how experience and negotiation can significantly improve client outcomes.

Kim brings over 20 years of exceptional experience across Retail, Private and Business banking where she has helped many HNW and business clients with their lending needs.

As Senior Associate, Kim will be supporting our brokers with their Commercial applications to make it as easy and seamless as possible. In an industry where there is constant change, having Kim’s experience to navigate this is invaluable.

We recently had the pleasure of funding a significant fitout for one of our clients. We assisted with the commercial property purchase last year and have now settled on a significant facility to complete a full renovation of the property which will house over 100 of their staff members.

Once again, we were able to leverage our strong Bank relationships to deliver an excellent outcome for the clients across both the structure and rate.

I recently assisted a client with a construction facility to build two side by side homes, they already had a few other projects on the go and so needed to source a separate facility to get this one done. Timing meant they needed to start and finish this project quickly and needed a short-term facility until the project was built and sold.

We were able to have the loan approved quickly through a second-tier lender who was able to offer a residual stock facility, this facility allowed for quick approval on the basis that both properties would be built and sold within 18 months. The benefit of the facility was that interest was capitalised to the loan therefore assisting with cash flow, the client also owned the land outright meaning there was plenty of equity to be able to do this. The facility also didn’t require any pre-sales meaning the client could start the build ASAP and organise the sales during the build or upon completion.

This type of facility with a major lender would have been cheaper in terms of rate and fees, however it would have taken months longer to get approved and likely would have required a pre-sale. Speed and convenience was what the client wanted, as time is money in this instance and this facility allowed him to build, sell and profit from it quickly.
