Financial hardship can begin with a single life event—separation, a change in social circumstances, illness or economic pressure.

Yesterday, Key Change partner Kaye Nelson-Hill attended the Mortgage & Finance Association of Australia (MFAA) Women in Finance series event in Melbourne—a valuable reminder of the important role mortgage brokers can play in supporting clients through some of life’s most challenging circumstances.

One of the most powerful messages from the session was: “Vulnerability is a circumstance, not a label.”

As brokers, our role goes well beyond arranging finance. We are often trusted with deeply personal information and may be among the first to recognise when someone needs additional support.

A key takeaway was Bank West initiative to help women whose credit history has been damaged through financial abuse. By considering loan applications in isolation from the circumstances created by the abuse, lenders can help provide a pathway towards financial independence.

We were also reminded that financial counsellors offer free and independent support. They do not sell financial products—their role is to help people understand their options and regain control of their financial situation.

Major bank funding for a commercial build? It’s all in the setup. 🏗️

Just wrapped up the settlement on a dual-warehouse commercial project for long-term client of mine.

Warehouse 1: Sold as a pre-sale.
Warehouse 2: Retained by the developer under a lease-doc arrangement.

Because of that pre-sale strength, we were able to bypass the more expensive second-tier lenders and went straight to a major. The result? Premium loan terms, speedy approval and a very happy developer.

Experience pays off when it comes to structuring debt.
