I received a call today from a young bloke trying to sell lead generation.

To be honest, I don’t usually spend much time on these calls. Most of my business comes through referrals and word of mouth, and like many people, I’ve had my fair share of marketing calls.

What caught my attention was how nervous he sounded.

Within the first minute, he told me several times not to be annoyed as he is cold calling.

So I stopped him and said:

Don’t worry about people getting annoyed. You’re doing your job, and there’s nothing wrong with that.

Almost instantly, I could hear him relax.

Turns out this was his first job.

He was barely 18.

I asked him what is he planning to do in his life.

He told me he wanted financial freedom and wanted to build a future where he could retire early.

At 18 years old.

I laughed and told him he should be proud of himself because when I was his age, I was more interested in hanging out with friends.

The genuineness and the honesty in him was very touching.

Towards the end of the conversation, he asked if I’d be willing to book an appointment with his boss or no.

He asked it almost as if he was expecting a “no.”

So I gave him one last piece of advice:
To say “which day you want to book the appointment rather than would you like an appointment or no.

He says that no one has spoken to him like this and taken time to advice him like that but the funny thing is i have taken so much from this conversation.

I admire this young bloke’s COURAGE to put himself in an uncomfortable space even though he was scared and nervous but he chose to do it because he wants to achieve something in his life.

And he did close the deal.

This customer’s journey is special. Seeing people grow and build wealth for their families means a lot.

This wonderful couple came to me last year through one of my client.

At the time, they had one property, didn’t want to use their savings to buy investment property, and had very little understanding of how equity works.

We used their equity to purchase two investment properties without touching their savings. The equity covered the deposits and costs, and since then all three properties have grown in value.

While working through their home loans application , I also discovered they had enough super balance to buy a property through SMSF( Self managed super fund).

***This is why it’s important to work with a broker who understands more than just home loans.

We discussed SMSF lending and how it works. Fast forward to today, and we’ve now settled on an SMSF property as well.

Everyone is talking about affordability and how hard it is to get ahead in property, but having the right structure across different lending products can be just as important for future goals.

A lot of people are acting like negative gearing changes will completely stop property investing.

But let’s look at the numbers.

If someone on a $100k income has a property running at a $15k yearly loss, the negative gearing tax benefit would only be around $5k back for the year.

At the end of the day, property investing was never just about tax benefits.

The bigger factors are:
• capital growth potential
• cash flow
• long-term strategy

Media headlines create fear quickly, but look at the actual numbers first.
