Here's a stat that'll blow your mind: 60% of Australians have never refinanced their home loan 🤯

That means 60% of borrowers are probably paying MORE than they need to.

For tradies specifically, refinancing can be powerful when your business income has grown. That $80k net profit from 3 years ago might be $120k now - which means you could:
• Get a better rate
• Access equity for investment
• Restructure to a better loan type
• Save thousands per year

BUT (and this is important): Don't refinance just because a bank offers you a rate 0.1% lower. Consider:
• Application fees
• Discharge fees from your current lender
• Valuation costs
• Your time

This is why banks hate assessing tradie income. They look at your bank balance and go "not enough savings."

Dealer reckons $850 a month for a new Hilux. You're thinking "yeah I need a reliable ute for work, makes sense."

Stop.

That $850/month ute loan will cost you about $160k in borrowing power for the house.

What sounds worse:
- Driving your current ute for another 6 months while you get approved
- Losing $160k off your home loan because you got the new ute first

Get approved. Buy the house. THEN upgrade the ute.

Or get the ute now and explain to your missus why you can only borrow $490k instead of $650k.

Someone in the work group chat asks if anyone knows a good mortgage broker.

Three blokes reply with "just go to your bank mate."

One bloke says "my cousin does home loans, I'll send you his number" (you never get the number).

And then silence.

Here's what actually happens: most tradies ask their mates, get average advice, apply to the wrong lender, and either get rejected or approved for way less than they should've been.
Then 6 months later they find out their mate who "got rejected for being self-employed" actually just applied to a bank that doesn't do ABN income properly.

If you're asking the group chat about home loans, you're gonna get group chat advice. Which is hit and miss.
