Should you sell your home before before you buy your next one? My usual answer would be "yes" as you would then know with certainty what your sale proceeds (and hence buying budget) will be. But I understand families don't want a gap between one home and their next, and I have a number of ways to manage this (including a longer-than-normal "sell" settlement date). People who have contractually locked in their "buy" first will face a lot more stress and pressure to sell - and possibly at a lower price than a real estate agent has assured them they could get!
