Our clients were experienced residential investors, but this was their first move into commercial property - a step that introduces a very different lending landscape.
From the outset, Ish approached the transaction from an investor’s perspective, not just a broker. The objective wasn’t simply approval; it was structuring a solution that minimised long-term debt servicing costs while maximising available equity.
The challenge? Multiple facilities, two banks, and a structure that required careful coordination to enable a $0-cash-in purchase. Ish took ownership of the entire process, managing both lenders directly and proactively pivoting to an alternative second bank mid-transaction when it became clear a superior package was achievable. The result was a stronger overall structure and a better interest outcome for the client.
Timing then became critical. With overseas travel scheduled shortly before settlement, Ish proactively worked with the bank to expedite documentation, executing loan documents only days after Christmas to ensure settlement proceeded without delay. He further negotiated early redraws, despite initial lender pushback, preventing any out-of-pocket pre-settlement costs for the clients.
Even once overseas, Ish stayed across the transaction, proactively flagging non-lending settlement issues to ensure nothing slipped through the cracks.
