Isolve Finance - Brad Waldron This section should really be called “About You”, because it’s people like you that motivates me to do what I do. So whenever and wherever I can, Isolve it.

I love finding solutions that help people live their best life. I was lucky enough to be recruited by Qantas Holidays in LA straight out of university, and planning trips-of-a-lifetime for Americans showed me the joy that comes from helping people get the best out of life. Upon my return to Melbourne, my experience led me to pursue work in Government Welfare. Witnessing the difficulties many peopl

e had in understanding money and how to make it work for them, I instinctively knew I could use my skills to offer a better solution. And so, a move into my own mortgage broking business, where I can educate people on money matters and share in the excitement of getting them into their first or second home was the inevitable next step. Born and bred in country Victoria and now living in Melbourne with my wife and young family, I know the peace of mind that comes with managing money wisely. Brad Waldron

🌳 Why regional homes are gaining in popularity 🌳⁣

Relaxed living, better value and enticing affordability. 🌿⁣

It’s all driving a trend towards regional living - either out bush or by the sea. 🏡⁣

The regional median home value of $771,365 is much more affordable than the $1,030,973 median across our cities, according to Cotality research. 📊⁣

Could a move to the regions help you become a home owner? 💡⁣

Once a property’s value increases or the loan balance decreases enough to create that 20% equity buffer, the bank is often satisfied with the property standing alone.

🙌 The strategy that's struck a chord with 300,000+ first home buyers 🙌⁣

The 5% Deposit Scheme has made home ownership possible for over 300,000 Australians.⁣

In a nutshell, you buy with as little as a 5% deposit. 😮⁣

The federal government guarantees your loan.⁣

That means no lenders mortgage insurance is needed - a big saving. 👍⁣

🏗️ How to still make use of negative gearing 🏗️⁣

Negative gearing isn’t dead. It’s just different. 💡⁣

Investors can still benefit from negative gearing on newly built properties. 🏡⁣

It’s an option that can also mean higher depreciation deductions. ⁣

Seek advice from your accountant and/or financial adviser to see if it's right for you.⁣

And if so, contact us to explore your investment home loan options. 👇⁣

📝 Bank of Mum and Dad: why a formal agreement makes sense 📝⁣

One-in-five first home buyers rely on the support of parents or family. ⁣

Yet more than 6-in-10 of these buyers have no written agreement in place, according to Money.com.au’s latest research.⁣

This can potentially delay home loan approval. ⏳⁣

That’s because lenders want to know if the financial support is a cash gift or a loan. 🤔⁣

Bottom line, talk to us to know how to structure the support of well-meaning family members. 👇⁣

🏡 Why the time may be right for first home buyers 🏡⁣

More choice, less competition and easing prices.⁣

With many investors currently hesitant to purchase due to major tax reforms to negative gearing and capital gains tax, that's resulted in less competition for first home buyers. 👍⁣

Even better, there are numerous first home buyer government schemes and support to tap into. 🙌⁣

All in all, it really is shaping up as a first home buyers’ market.⁣
