Depending on the suburb, your budget could get you:

🚆 convenience close to the city
🏠 or a newer home with plenty of space

It's one of the reasons buying property is so personal.

For some people, it's all about location.
For others, it's land size, lifestyle, schools or being close to family.

There isn't a right or wrong answer—just what's right for you and your goals.

Some suburbs that buyers barely considered a few years ago are now seeing huge demand, rising prices and intense competition.

What’s driving it?
🏗 Infrastructure projects
🚆 New transport links
🏡 Affordability pressures
📈 Interstate migration
🔑 Low housing supply

And honestly… a lot of buyers are now having to think differently about where they buy.

The Perth property market has created a LOT of equity for homeowners over the past few years 👀

And honestly… many people don’t even realise how much their property value has changed.

I’m having more conversations lately with homeowners who are surprised to learn they may now have options they didn’t have a few years ago:
• renovating
• upgrading
• investing
• consolidating debt
• or simply putting themselves in a stronger financial position

Perth has gone from being one of the quieter markets in Australia to one of the strongest-performing — and it’s changed the landscape for a lot of WA homeowners.

That doesn’t mean everyone should rush out and buy another property 😅
But it does mean it’s probably worth understanding what position you’re actually in.

If I was buying my first home again today, I’d probably do a few things very differently.

Not because I’d know where the market was going (nobody really does 😅) — but because experience changes what you focus on.

I’d worry less about:
❌ timing the market perfectly
❌ finding the “forever home” immediately
❌ having everything figured out before starting

And I’d focus more on:
✔️ buying within my comfort zone
✔️ choosing a location with long-term potential
✔️ understanding how repayments fit into real life
✔️ getting good advice early
✔️ starting sooner instead of waiting for the “perfect time”

Because most people don’t look back and wish they waited longer.

Buying your first home can feel overwhelming, but it doesn’t have to be perfect to be a great first step.

People often think mortgage brokers just compare interest rates and submit applications.

But the reality is… this job is so much more about people than paperwork.

Behind every loan is usually:
• a family trying to outgrow a tiny house
• someone stressed about rising repayments
• first home buyers overwhelmed by the process
• clients second-guessing big financial decisions
• or people genuinely unsure if home ownership is even possible for them

A huge part of my role is helping clients feel informed, supported and confident throughout the process — not just getting a loan approved.

Because buying a home is exciting… but it can also feel really overwhelming at times.

And sometimes, people just need someone in their corner to guide them through it.

That’s the part of the job I love most 🤍
