Something has changed in the Perth property market, and if you’re buying, you need to know about it!

Perth listings have risen significantly.

REIWA reported 6,777 properties for sale in the week ending 26 July! 100.9% higher than the same time last year.

More properties for sale doesn't necessarily mean cheap property, but it might mean Perth buyers can finally take a breath and be a little more selective.

2️⃣ Capitalise the interest - so no repayments during the bridging period

✅ FALSE: We have lenders who are totally fine with just 1 payslip for a new permanent role.
All you need is:
• A signed employment contract
• First payslip
• Bonus if you’re in the same industry or role continuation

BUT...

✅ TRUE: Some lenders do want 3 months. Others even 6 months or more.

Some things I tell almost every home buyer 👇

Because buying a home is exciting… but it’s also really easy to get swept up in the emotion of it all.

The beautiful photos.
The busy home opens.
The pressure to move quickly.
The temptation to stretch the budget just that little bit further.

But the best property decisions usually come from feeling informed, prepared and clear on what actually works for your life - not just what looks good online.

A few reminders:

Lenders are now changing how they treat negative gearing in their servicing calculations. 🏦

In plain English?

They may no longer give you the same benefit for investment property tax deductions when working out how much you can afford to borrow.
