Things I wish someone told me before buying my first home 🏡
1. Pre approval isn’t the same as final approval.
Pre-approval gives you an indication of what you may be able to borrow, but your loan still needs to go through the final approval process once you’ve found a property.
2. Your borrowing power isn’t set in stone.
Changes to your income, expenses, debts, interest rates or financial circumstances can affect how much you’re able to borrow.
3. It’s not just the deposit you need to budget for.
There can be other costs involved in buying a home, including stamp duty, conveyancing, inspections, loan costs and moving expenses.
4. The first loan you’re offered isn’t necessarily the best fit.
Different lenders have different policies, rates and lending criteria. A mortgage broker can compare a range of options based on your circumstances.
