The RBA have risen rates again .25%. Can say definitely I am not happy.
Approximately 33% of Australians are renting and mostly will not be affected by this rise in their weekly rent, as new state (by state) rules, say that you can only increase rents once per year, so investors will need to wear this increase themselves. They will be affected by other rising costs but keeping the roof over their head will not be largely affected.
Approximately 30% of Australians own their home outright and won't be affected by the mortgage rate rise, but will be affected everywhere else they go. So they will need to review their budget.
Approximately 2% are in government housing so they already are trying to keep their head above water. They definitely dont need any more rising costs
Approximately, 35% of Australians are mortgage holders (owner occupiers and investors) and now wear the brunt of this rise. They are primarily carrying this increase.
The RBA will rationalise and tell you that this rise will affect all finance sectors and reduce personal borrowing and commercial borrowing too. These sectors (personal loans and commercial) have very wide parameters and the costs of currency can vary the interest rate to suit the risk profile of the borrower. It is not a cookie cutter interest rate like a mortgage. The rate varies with each loan.
Personal lending can vary by up to 8% in the interest rate or more depending on the risk rating of the borrower, (personal or company) and/or the project and often is a shorter loan term so the higher interest rate has a lesser affect on the overall borrowings. It is the compounding interest rate of a mortgage that creates the pain.
If the two markets were split and mortgage rates were kept on hold, and other borrowings , personal loans, credit cards, car loans. etc were to receive the rate increase, it would create a true halting of spending as this is discretionary spending and this is where you want people to pull back. You want people to keep the roof over their heads. We can all get the bus or train to work, we can all pull back on takeaway, but we all need a roof over our heads.
