Let’s clear up the confusion around pre-approval
Being pre-approved sounds great and is a good first step — it shows how much you're likely to be approved for based on your current financial situation. But it’s not a guarantee.
Here’s what it really means:
✅ Your income, expenses, and credit history have been reviewed
✅ You have an estimated borrowing limit
✅ It gives you a clear price guide, shows sellers you’re serious, and helps speed up final approval.
❌ It’s not final approval — the property still needs to meet lender criteria
❌ It may not be valid if your financial circumstances change
❌ It only lasts 3 months
❌ If the property you buy isn’t suitable to the lender, a new application will need to be submitted to a different lender
