National house prices might be on the decline, but experts don't think they'll stay that way for long. 😃⁣

ANZ updated housing forecast predicts a decline to the end of 2023 (as much as 20%), then a 5% increase through 2024.⁣

Another month, another RBA cash rate hike. 😅⁣

If you’re having a little trouble hanging in there, here are 5 suggestions to help you alleviate some pressure on the household budget 👇⁣

💰 1. Build up a buffer: if you can, start putting extra money into an offset account, redraw facility, or savings account.⁣

➖ 2. Reduce expenses: entertainment subscriptions, take-away coffees and takeaway food all add up each month.⁣

🏡 Did you know the average first home buyer deposit is $120,000?* 😬⁣

But what if we told you we know a way to break into the property market for less? 😯⁣

How so?⁣

Well, instead of saving up for the usual 20% deposit, eligible first home buyers can take advantage of the federal government's 5% deposit First Home Guarantee scheme.⁣

The scheme allows eligible applicants with only a 5% deposit to purchase a property without paying for lenders mortgage insurance (LMI). 😁 ⁣⁣
⁣⁣
First home buyers who use the scheme fast-track their property purchase by 4 to 4.5 years on average*. 🤜 🤛⁣ ⁣

But there's a catch: spots are limited to 35,000 and they generally fill up fast. 💨⁣⁣

🕚 Here's why you might want to put refinancing higher up on your to-do list 📝⁣

When you refinance, your new lender must assess your 'home loan serviceability'. 🏠⁣

Basically, that's your ability to meet home loan repayments at an interest rate that's at least 3% above the loan product rate you're being offered. 👍⁣

And as you might have heard, the big four banks are tipping the RBA's official cash rate to increase from 2.35% (September) to anywhere between 2.60% (Commbank) and 3.35% (ANZ) by November. 📈⁣

Which means as interest rates go up, so too does the hurdle you need to clear for home loan serviceability when refinancing. ⁣

So the sooner you refinance, the lower the hurdle you'll need to clear to ensure you're not stuck with your current lender and deal. 😅⁣

📈 How long are interest rates expected to keep rising? 🤔⁣⁣

In May the cash rate was at a record low 0.10%, by August the RBA had increased it to 1.85%. 😬⁣⁣
⁣⁣
Now the RBA is tipping the official cash rate will hit around 3% by the end of 2022, and then a bit of a decline towards the end of 2024. 📉⁣⁣
⁣⁣
But hey, take all forecasts with a grain of salt - last year the RBA forecasted that it wouldn't increase the cash rate until 2024. 😅⁣⁣
