The government's Home Guarantee Scheme is now open to more people than ever.

Here's a rundown of the recent changes (in effect from July 1 2023):
For the first time ever, you don't need to be an Australian citizen – permanent residents are now also eligible to apply.

First Home Guarantee and Regional First Home Guarantee:
To recap, this is where the government acts as guarantor on up to 15% of a loan so you can potentially buy a home with as little as a 5% deposit without paying lenders mortgage insurance.

What's changed?
Family and friends will now be able to apply together
Open to people who haven't owned property in 10+ years

Family Home Guarantee:
The government acts as guarantor on up to 18% of a loan so you can potentially buy a home with as little as a 2% deposit without paying lenders mortgage insurance.

What's changed?
Legal guardians (like aunts, uncles and grandparents) can now also apply

When a lender assesses your home loan application, one of the elements they consider is 'character'.

What this translates to is the lender paying attention to how you manage your money and whether you have stability in your life.

They're looking at whether you overdraw your accounts, take cash advances from your credit cards, or get charged late payments. They'll even pay attention to how often you move house or change jobs.

There are a lot of data points that feed into whether you'll be approved for a home loan, and a lot of these are in your direct control.

So, if you are looking to apply for a home loan in the near future, make sure you're using your bank accounts in a way that screams 'I'm in control of my money!'

If you're a sole trader looking to secure a home loan, then one of the best things to do before you apply is to make sure you're keeping your business finances separate from your personal finances.

This allows the banks to get a clear view of what's what, and also shows them you're running a professional operation.

After all, nothing screams 'I'm just winging it' more than personal credit cards maxed out on business expenses.

We also suggest getting in touch with us at least 6 months before you intend to apply for your loan, so we can give you some insight into how the banks may look at your situation.
