The SMSF clock is ticking for Aussie investors: if you’ve been planning to use your SMSF to buy a residential property, the window is closing fast.

From 10 August 2026, new residential property loans within Self-Managed Super Funds will be banned. This means the countdown is officially on to secure your SMSF Investment property.
Refinances of existing SMSF loans will still be available

Here is the lowdown on what’s happening:
• Deadline: 10 August 2026 : your loan needs to be sorted before then.
• Existing loans: You’re safe : current SMSF residential loans are grandfathered.
• Commercial property: Still a go : the ban only applies to residential assets.
