One of the biggest misconceptions I hear from buyers is:
"I've got pre-approval, so I'm approved."
Not necessarily.
A pre-approval is a great first step, but the lender still needs to assess:
š The property
š The valuation
š¼ Your employment
š³ Any changes to your financial position
Pre-approval can absolutely strengthen your position as a buyer.
Just don't mistake it for the finish line - especially if you're purchasing with a 5% deposit, where valuations can become even more important.
