You can still buy negatively geared properties if you buy brand new, either buying from a developer or you being the developer.
I've included 2 of my own projects in the video.

My blog with more details is in the comments. The major takeaway when buying from a developer is to ensure you are the first buyer. Even if a property is new, if it was onsold to a third party and you then buy from that third party, the property is not eligible for negative gearing.

There are 3 types of sellers currently on the market. Go to open homes, ask lots of questions and you may find those sellers who need to sell and be open to negotiation in this buyers market

Lower competition in the current property market is resulting in more opportunities to negotiate on the purchase price. Go to open houses to get a feel for the market and if a seller is motivated to sell. Build relationships with agents as they are looking for strong, genuine buyers to work with right now.
