The buyers negotiating the best deals right now aren't smarter than you. They just have their finances ready.
I've had three clients this month, prove it.
One bought a property that had two prior buyers walk away. Full approval, clean contract, flexible settlement. The vendor was tired. My client got $40,000 off the asking price.
