You can borrow significantly MORE for an investment property than you can for a home to live in.
Why? Because the rent counts as income. Lenders see investment properties as a business they include 70–80% of the rental income in your serviceability.
A home to live in? That’s all cost, no income offset.
Same salary. Two completely different borrowing capacities:
💰 $80K salary → $550K to live in OR $950K investment
💰 $100K salary → $750K to live in OR $1.25M investment
💰 $120K salary → $1M to live in OR $1.5M investment
💰 $150K salary → $1.25M to live in OR $1.7M investment
This is why so many investors build portfolios faster than people trying to upgrade their family home.
