🏢 Strata Unit Owners – Your Building Is Insured by the Body Corporate, So What Does “Loss of Rent” on Your Landlord Contents Policy Actually Cover?

This is one of the biggest areas of confusion we see with insurance for strata units.

An owner arranges Landlord Contents insurance and selects Loss of Rent. Understandably, they may then think:

“If my unit becomes uninhabitable and I lose rent, my Landlord Contents policy will cover it.”

Unfortunately, it isn't always that simple.

The important question is:

👉 What caused the loss of rent, and which insurance policy covers that damage?

For example, a major water leak damages the walls, ceilings and other building fixtures. The unit is uninhabitable for six weeks and the tenant cannot stay there.

If that damage falls under the Body Corporate/Strata building policy, the associated loss of rent may also need to be dealt with under the Strata policy.

Simply having Loss of Rent selected on the owner's Landlord Contents policy does not automatically mean that policy covers rent lost because of damage to the strata-insured building.

The Landlord Contents policy may respond where an insured event causes damage to property insured under that policy and the policy's Loss of Rent provisions are triggered. The exact cover depends on the insurer's wording.

And there is another important distinction:

💰 Tenant stops paying rent?
That's generally Rent Default, not Loss of Rent following insured property damage. Rent Default needs to be specifically insured where available.

A useful way to remember it:

🏢 Strata-insured building is damaged → Check the Strata/Building policy

🛋️ Owner's insured contents are damaged → Check the Landlord Contents policy

💰 Tenant simply stops paying → Check for Rent Default cover

So, when you see “Loss of Rent – Included”, don't read it as “rent is covered whenever I lose it.”

There must still be an insured event that triggers the particular policy's Loss of Rent cover.

What a weekend for our Palm Beach Sharks U12 Futures Grey team, taking out the carnival! 🏆⚽️
A huge congratulations to Coach Chris Shanks and the whole team on an incredible effort. Six games of soccer, plenty of hard work, determination and teamwork, and they came away as carnival champions! 👏🏼
It was extra special for us at Parkway Insurance Services, who have proudly sponsored Palm Beach Soccer Club for many years. Seeing the Parkway name on the shirts and being there to celebrate such a fantastic achievement with the team was a pretty proud moment for us 🥹

Thinking about increasing your excess at renewal? Here’s what to consider 👇

When your insurance renewal comes around, one way to reduce your premium is by increasing your excess. While this can be a smart move, it’s important to weigh up both sides.

Pros:
• Lower premium – Increasing your excess generally reduces your annual cost
• Greater control over small claims – You may avoid claiming for minor losses, which can help protect your claims history
• Long-term savings – If you don’t claim often, you could come out ahead financially

Cons:
• Higher out-of-pocket cost – If you need to claim, you’ll need to fund a larger excess upfront
• Cash flow impact – A large excess can be difficult to manage at short notice
• Risk of underinsuring behaviour – Some people avoid claiming altogether due to the higher excess

At the end of the day, your excess should be set at a level you’re comfortable paying if a claim arises — not just what gives you the cheapest premium.

If you’re unsure what level is right for your situation, it’s worth reviewing your policy and risk profile before making a decision.
