Masoud found the off-the-plan apartment he wanted on the Gold Coast. Then he read the contract.
The sunset date gave the developer until 2032, potentially five and a half years before settlement. Waiting for the build didn't bother him. Handing over a $120,000 cash deposit to sit in a trust account until then did.
So he used a deposit bond instead.
✔ Secured the apartment without paying a cash deposit
✔ No shares sold, no CGT triggered
✔ His $120,000 stayed his earning, offsetting, accessible
✔ Approved for a 66-month bond within 48 hours
A deposit bond is a guarantee to the vendor, not a loan. There's nothing to repay the deposit is simply paid as part of the purchase price at settlement.
