Quick CGT explainer in plain English - because this gets misunderstood a lot.

Capital Gains Tax (CGT) usually applies when a property is “disposed of” - not just sold, but also in situations like transferring ownership (there are nuances).

So if you never dispose of the asset, you generally don’t trigger CGT.

Now, yes - there are more layers here:

transferring a property can trigger CGT
borrowing against equity to fund something like Disneyland is… probably not the move (especially in a market like this)
and every situation is different

So take this with a grain of salt. My goal is just to help you understand the concept before you make any big calls.
