*RBA hikes cash rate for first time in over 2 years *

As widely predicted, the Reserve Bank of Australia (RBA) has increased the cash rate by 0.25% at today's meeting. The current cash rate now sits at 3.85%.
This month’s decision reflects the RBA’s commitment to restoring price stability, with the latest data indicating:
• Headline (annual) inflation has risen to 3.8% in the 12 months to December 2025 and remains above the RBA's 2%-3% target range.
• Underlying (trimmed mean) inflation sits at 3.3%, the RBA's preferred underlying measure, helping highlight that broad-based inflation pressures remain.
The cash rate increase aims to ease ongoing price pressures and anchor inflation expectations, while allowing the RBA to carefully monitor how tighter financial conditions affect household spending.
Today's decision highlights the value of staying up to date with economic shifts and what they may mean for your finances.

A huge thank you to all our amazing clients for helping Henley Home Loans raise $1,800 for the Hutt St Centre Homeless shelter this Christmas. I had the pleasure of visiting the Hutt St centre today and personally met their fabulous team of volunteers who together with your generous donations, make it all possible. A special shout out to Diane and Eloise, the fundraiser and partnership coordinators who are doing an outstanding job keeping the donations coming in to this non government funded shelter.

The Federal Government has announced a $10 billion housing supply investment aimed at helping more first home buyers enter the market sooner.

Under the new First Home Supply Program, up to 100,000 newly built homes will be delivered over the coming years and reserved specifically for first home buyers, with construction expected to commence from 2026–27.

This initiative works alongside existing measures like the expanded 5% Deposit Scheme, and forms part of the government’s broader goal to build 1.2 million new homes by 2029.

While increased supply won’t solve affordability overnight, targeted programs like this can ease pressure over time, especially for buyers struggling to compete in tight markets.

➡ Unit rents are increasing more rapidly in Brisbane, Adelaide and Perth
➡ Vacancy rates remain painfully low, particularly in Perth and Adelaide
