I used to get wound up. I used to buy into fear mongering amongst the world, news even working at banks when I began in 2004 as a Financial Planner.

I then learnt it was a choice. I have a choice.

I now focus that same energy on planning, focusing and ensuring I’m abreast of everything to come out on top for my family, my clients, my business and for myself.

With this mindset I’m equipped to support all my clients in times like these.

Everything is cyclical and it’s so easy for us to get caught up and buy into the fear. 🥵🥵🥵

Now is the time to ask questions, learn, understand, not make rash decisions. 🧐🧑🏼‍💻

Interest rates will keep going up 📈 until inflation is controlled, 3 months, 6 months ? I don’t know that right now. What I do know is this is when you buy, once rates reduce ⤵️ in 3 months , 6 months 12 months ? Which they will then that is not the BEST time to be investing because you completely missed the 🛥️

Yes there is alot of uncertainty and it can feel scary and stressful for us, sit back breath and revisit your goals and your WHY, call your mentor or adviser and get up to speed with what’s happening and if you are negatively impacted, IVE GOT NEWS FOR YOU:

You 🫵 are not negatively impacted, not yet anyway. What you do after the changes come into effect determine how many hits your strategy and plan take. 🥊🥊🥊

The changes for old property whereby the labour gov has scrapped negative gearing and changed the rules around the CGT discount begin 1st July 2027 ONCE PASSED.

Every property you own prior to the above ⬆️ date is grandfathered and protected. 🍸

Between the property shortage, market cycles now, population demand, new reforms, policy change, tax changes and government spend this is an opportunity that we have never seen before to build wealth through property like no other decade in this country and faster than any other invested back in the day. 📈📈📈

The budget for 2026 was definitely poured out last night. It’s not all doom and gloom but many have asked “who is making these diabolical decisions??”🙄🥵

In short for us property investors here is what happened:

Property investing in Australia has now changed. Professional guidance is even more important now.

How are we affected as property investors?

❌ Negative gearing on established property gone from July 2027 for new investors
✅ Existing investors - fully grandfathered and protected
✅ New builds - negative gearing fully kept
✅ New builds - CGT 50% discount fully kept
⚠️ Discretionary trusts - minimum 30% CGT from July 2028

Now here’s what that means in real numbers.

Same $800K property.
Same rent.
Same growth.

Established property:
$717/week out of pocket

New build:
$290/week out of pocket

That’s a difference of:
→ $427 every single week
→ $22,240 every year

We have always invested in new property because it always made sense and the numbers always stacked up better to build wealth and long term financial freedom.

The investors who understand structure, timing and strategy early usually win biggest.

For those of us positioned in the market now will see enormous reward in the coming 3-5 years. You will also see a rental explosion once these changes come into effect.
