This is a question I get asked a lot, however, the answer is simple...

If your goal is to earn $100,000 after-tax income per year (in today's dollars) from rent alone, you would need to own roughly $4million of unencumbered property (no mortgages or loans).

Using a rental yield of 4.5%, which is higher than average, for every $1million of property you would receive $45,000 rent per annum. After expenses like rates, maintenance, agents fees you are left will roughly $35,000 then you also have to pay tax.
