The secret to Billy Jury’s building business has nothing to do with building!

Billy never worked as a tradie. He has a business degree and started out doing admin for his uncle. For years he carried imposter syndrome, wondering why a tradie with decades on the tools would ever listen to a guy in his twenties.

So he won them over the only way he could. He communicated.

“90% of a client’s problems get solved without actually doing anything on site.”

He listened, worked out what people actually needed, and solved it within his own process. He stopped people-pleasing and started leading.

Jury Homes grew. And then Billy hit the wall every growing builder hits. He’d hand out a task, then hover over every step of it. Everything ran through him.

So he hired properly, built a structure his team could follow, and stepped back. Now he talks to his key people, and they handle the rest.

He let go of his ego too. “Being able to say you’re wrong, even with staff, earns their respect.”

Then came the belief that nearly kept him out of development altogether. He thought he’d need a million dollars in cash just to get started. He’s now building ten townhouses on that site, because once he understood how development funding actually works, the door opened.

Imposter syndrome. Being the bottleneck. Believing you need a pile of cash. If any of that sounds familiar, you’re not alone. Almost every builder Ryan and Lisa work with has hit at least one of them.

That’s why they built Builder to Developer. It walks you through the beliefs, the funding and the team you need, module by module. Along the way you add your own numbers and goals, and by the end you have your own Development Implementation Plan, a roadmap built on where you are right now.

If Billy’s story hits home, the link to the course in bio is the place to start.

Podcast dropping soon! This one is full of laughs too 🤣

Five acres. A contract signed in a Newcastle pub. A home that sold before it was finished for around $17 million, a record for the Hills District.

This is James Watkin from Jakin, and his story on the podcast with Ryan and Lisa is one of the best we’ve ever recorded.

He lost the site at auction because the price went too high, and he was happy to walk away. Six hours later the buyer fell through and the agent called him. He signed that night.

Then he did everything by the book. He priced the build as if Jakin was building for a client, with a full 15% margin. He treated private lending interest as “just another line item.” He paid for a third valuation that came in $1.5 million higher and cut his cash in by around $750,000. And he moved fast, from settlement to demolition the same day.

The result was roughly three years of building profit in about twelve months.

But here’s what we want every builder to hear. You don’t need a five-acre site or a $17 million home. James said it himself: whether you’re the expert in luxury homes or granny flats, the principles are the same.

Builder to Developer is the blueprint for doing exactly what James did, at the scale that’s right for you.

And this is the part most people miss. As you work through the course, you enter your own numbers, goals and situation. That builds into your personal Development Implementation Plan. It isn’t a generic workbook. It’s your roadmap, built on your position, and it evolves with you as your journey changes.

Before the course, builders paid more than double the course price for this kind of personalised plan through one-on-one advisory. In the course, it’s built in.

$25 an hour. Materials at cost. No markup.

Ten years ago, that was Tom White’s business model.

He was our very first client. A young sole trader who’d never looked at a P&L or a balance sheet. Our first meeting was at a café in Hardys Bay. We built a simple budget off his numbers, and it forecast a $3 million year.

He walked out convinced there was no way.

It happened.

But revenue wasn’t the problem. Profit was.

He’d slap 10% on a job and hope for the best. No idea of his fixed costs. No idea what was left at the end. Then a few big blows landed back to back, and one problem client was enough to show how fast a thin margin can sink a builder.

So the strategy changed.

Know your numbers. Every job costed in a proper system. Overheads tracked. A budget for the year ahead, then hold yourself to it.

Set your markup and hold it. The target was 20%. When a job came in at 13%, the answer was no more.

The real test came in Covid. His toughest client pushed hard on price and even asked to see his balance sheet. Tom held his markup and margin. That client respected him more for it, and they’re good mates today. That margin is what carried his team through.

Then came the expensive lesson.

He paid cash for his own home build to save tax. It drained profit from the building business, and insurance and lending got harder for years.

“The mindset of just paying less tax closes the door.”

Profit opens it. Better home warranty limits. Easier funding. Room to scale. The tax saving is small next to that.

Now his developments run at arm’s length, exactly like a client job. Full markup. Full margin. Even on variations. The building company gets paid properly, and the development side keeps growing.

Today Tom is 34. Young Master Builder of the Year. Off the tools, two kids, a team that runs without him, and heading for a record year.

His advice to himself ten years ago?

“Slow up. Get clearer on where you want to go. And upskill, instead of learning the hard way.”

That’s what Builder to Developer is built for.

Clocks went forward an hour this morning, so you’ve got one less hour. 20% off ends midnight tonight. Link in bio.

Approximately ten years ago, Ryan took on his very first client. Yesterday that client sat across the podcast table from Ryan and Lisa as Young Master Builder of the Year.

By the end of the day, Ryan and Lisa were sitting at lunch, honestly a bit emotional.

They recorded three episodes with three builders who’ve made the leap to developer. Each did it differently. Each was proof of the same thing.

Tom White, T.White Building. A decade ago Tom was a sole trader charging $25 an hour, putting materials through at cost and never looking at a P&L. Today he has a full team, he’s off the tools, and he’s developing his own projects alongside client work. He prices every development exactly like a client job, with full markup and margin.

James Watkin, Jakin. James once told Ryan he didn’t want to build anymore. It wasn’t building he hated, it was the process. Then he lost a five-acre site at auction, got a call six hours later, and signed the contract in a Newcastle pub that night. He paid Jakin a full 15% margin, used private lending and moved fast. The home sold before it was finished for around $17 million, a Hills District record and well above his feasibility. That’s roughly three years of building profit in about twelve months. He calls developing “the purest way of building.”

Billy Jury, Jury Homes. Billy isn’t a tradesman. He started doing admin for his uncle and battled imposter syndrome for years. Communication earned him the trades’ respect. Today Jury Homes builds across NSW, and he’s developing ten townhouses on a site he once thought would need a million dollars cash to touch. His breakthrough was realising he’d become the bottleneck, and stepping out of the way.

Three different stories, the same principles. Know your numbers. Pay your building business properly. Fund the deal the smart way. Build the team that lets you lead.

That’s exactly how we built Builder to Developer. Hearing three builders describe it in their own words, without ever seeing the course, is something we won’t forget.

Founders pricing (20% off) closes this Sunday! Link in bio.

Does your next project actually stack? 🏗️

Right now is one of the most compelling windows we’ve seen to buy and develop. With demand softer, purchase prices have come back, and the people who move with clarity now are setting themselves up for strong returns.

But opportunity doesn’t mean guesswork.

Too many builders and developers still run the numbers in their head. Experience counts, but “plucking” figures out of thin air is how good projects turn into expensive lessons.

A proper feasibility gives you certainty around the outcome:
✔️ Talk to the right people and get real data, not assumptions
✔️ Be honest about the market: what will the site cost to acquire over the next 6–12 months, and what will the finished product realistically sell for?
✔️ Cost every stage of the development, from acquisition to settlement
✔️ Then make the call: does it stack, or do you walk away?

That’s the process we teach in Builder To Developer. The course gives you a sophisticated feasibility model plus five financial tools built for builders and developers. Follow the process, do the feasibility properly, and you can keep making good profits in your building business and your developments, whatever the market’s doing.

Don’t guess. Know.

Why do so many developments fail to stack up? It usually comes down to five things 👇

1️⃣ No formal process, system or model
2️⃣ Feasibilities that are rushed, or skipped entirely
3️⃣ The wrong funding structure
4️⃣ No arm’s-length model between your building business and your development SPVs
5️⃣ The wrong people in the wrong markets

Get these right and a “dud” project can look very different.

“It feels amazing knowing we have Strategiq in our corner.”

Belle and Tom Van Iersel of Envi Construction have been with us for several years now.

When they first came to us, they needed more than an accountant. They needed people who would genuinely listen, care about what they were facing, and roll up their sleeves to help turn things around.

When we asked what has made the difference since, they told us it isn’t one thing. It’s having people they trust beside them, in the business and in planning for their future.

Swipe through to read their story in their own words.

This is why we do what we do. Compliance matters and we take it seriously, but it was never the point of our existence. Every person in our team, from leadership to the people working alongside our clients every day, is here because they care about making a real difference to people’s lives and futures.

Belle and Tom, thank you for trusting us and for sharing something so genuine. We love working with you, and we can’t wait to watch what you build next 😊
