Just noticing some Banks reducing their Fixed Rates down to close to the variable rate. Normally considered a precursor to variable rates reducing in time. Reducing fixed rates can also be a Bank strategy to lock in clients and their cash inflows for a set period to mitigate against any refinance risk. Before fixing any rates on your loans chat to me to ensure it is the right strategy for you.

Parts of Australia that boomed fastest through the pandemic are now being hit the hardest by falls as the property market turns down in the face of growing economic uncertainty.

🏡 Direct comparison method: This involves the analysis of recent sales of comparable properties in the local area over the past six or so months, and seeing how those sales compare to your property.

🏡 Summation method: This is where they sum together the added value of the land and its improvements, including the house and other ancillaries like a pool or landscaping.

🏡 Land facets: taking into account the size, shape, dimensions, and topography of the land, as well as the position, aspect, views, where the sun falls, access, exposure to noise... you get the drift!

🏡 Inside the house: property valuers look at the floor space of a dwelling, and how it’s utilised through great design, as well as the number of bedrooms and bathrooms. The kitchen and the quality of fixtures and fittings are also key things valuers look out for.
