π Key Changes from 1 October 2025 (Whatβs New)
No more income caps β previously, single applicants had to have taxable income β€ $125,000 and couples β€ $200,000.
Unlimited places β the scheme is no longer limited to a fixed number of slots each year.
Higher property price caps β the maximum property values eligible under the scheme are increased in major cities and regions.
Simplified regional access β the separate βRegional First Home Buyer Guaranteeβ is folded into the broader First Home Guarantee for cleaner eligibility.
Core requirements remain:
Minimum 5 % deposit (as assessed by lender)
Must be owner-occupier (live in the home) and move in within 6 months (or occupancy certificate for new builds)
Must be a first home buyer (i.e. not owned property in Australia in last 10 years)
Must be Australian citizen or permanent resident (or other eligible status)
Loan must be via a Participating Lender under the scheme

NSW (capital & regional centre): $1,500,000
VIC (capital & regional centre): $950,000
QLD (capital & regional centre): $1,000,000
WA (capital city): $850,000
SA (capital city): $900,000
TAS (capital city): $700,000
ACT: $1,000,000
NT: $600,000
