🤔 What’s the deal with negative gearing? 🤔⁣

Negative gearing was back in the headlines again recently but what’s it all about?⁣

‘Gearing’ simply means borrowing to invest. 🏡⁣

‘Negative gearing’ is where the costs of owning the property, such as loan interest, council rates, insurance and so on, exceed the rental income the property generates.⁣

The investor then claims a loss on the property via their tax return (even though the property’s value, aka capital gains, might have increased during that period).⁣

The advantage of negative gearing is that this loss can be offset against other income including your regular wage or salary. ⁣

The end result is the potential to save on your annual tax bill. 📉⁣

A number of lenders recently cut their fixed rates - by more than half a percent in some cases, according to Mozo.⁣

Why does that matter?⁣

Fixed rates can signal where lenders see interest rates are heading. 📉⁣

Already, our big banks are expecting rate cuts between now and mid-2025.⁣

And right now though, some lenders' fixed rate home loans are lower than their variable rate options.⁣

🤔 Should you go interest-only on your home loan? 🤔⁣

Up to 1-in-5 home owners are switching to interest-only payments, according to Finder.⁣

Going interest-only can lower your monthly repayments for a set period of time. ⁣

But the short term gain can come with long term pain, including: ⁣

😐 the principal amount won't reduce during the interest-only period⁣
😬 you'll likely face higher repayments once the interest-only period finishes⁣
🙃 you'll probably have to pay a higher interest rate during the interest-only period⁣
🤔 you'll possibly pay more interest over the life of the loan.⁣

Still, if things are really tight right now, it can get you out of a pinch.⁣
