Danielle Broderick - Cobblestone Financial

Danielle Broderick - Cobblestone Financial Director / Mortgage Broker at Cobblestone Financial I have found this transition the most rewarding job far above anything else I have ever done.

With over 30 years of experience in residential lending, and many years spent working for banks, mortgage managers and franchise networks, I decided to finally sit in the driver's seat and become a Mortgage Broker. Sitting down with a new client, listening to their story and watching them explain to me what they hope to achieve is the most exciting part of my day. Getting someone into their first

home, or into an investment property and being a part of that excitement is what makes this job worth it. Saving people money, or helping them to get their finances back in order after a set back is so rewarding and fulfilling, I can't imagine ever doing anything else.

House hunting this Saturday? 🏡

The price on the listing isn't the whole buying budget.

Alongside your deposit, it helps to allow for other buying costs and ongoing home expenses. The exact costs vary depending on the property, location, lender and your circumstances.

Before making an offer, it can be useful to check how the full picture fits your lending position.

Mortgage myth: 'My everyday bank already knows me, so it must be the easiest option.' Familiarity can be convenient, but it does not tell you whether the current loan still suits your needs or whether another lender's policy, features and total cost may fit better. A proper review should compare the current lender with alternatives and include switching costs, loan term and useful features. Staying may still be the right outcome - but it should be an informed one. Book a complimentary initial consultation here: https://www.cobblestonefinancial.com.au/book-appointments/

If you are a single parent considering a home purchase, the starting point is a complete lending picture - not a guess based on income alone. Lenders may assess income, regular expenses, existing commitments, deposit funds, credit history and the property being purchased. Evidence requirements and treatment of income vary. Danielle can help you organise the lending side at a pace that feels manageable. Getting help from family with a first-home deposit can be a generous head start. Before the application begins, explain where the funds came from and whether any part is expected to be repaid. A lender may ask for evidence depending on the application and its own criteria, and any genuine repayment obligation needs to be included in the full financial picture. A clear conversation early can prevent last-minute questions. Book a complimentary initial consultation here: https://www.cobblestonefinancial.com.au/book-appointments/

Fixed, variable or split? The useful question is not which one sounds best today. It is which structure fits the way you budget, make extra repayments and use loan features.

A fixed portion may offer repayment certainty, while a variable portion may provide more flexibility. A split loan can combine both, but the balance needs to suit your circumstances. Loan features, fees and break costs matter too.

Thinking about a home loan in the months ahead? 🏡

A useful Sunday preparation task is checking your credit report before you apply. Credit providers may use information in your report when assessing an application.

Start by:

🔎 Requesting a free copy of your credit report
✅ Checking that your personal details are correct
📝 Making sure the listed accounts and debts belong to you

If something is incorrect or out of date, you can ask the credit reporting body to correct it. Genuine errors can be corrected free of charge, but accurate negative information cannot simply be removed.

Checking early does not guarantee approval, and lenders assess applications differently. It can, however, help you begin the lending conversation with a clearer picture.

🏡 Not sure whether your next step is buying, refinancing or investing?

You do not need every answer before you start. A mortgage conversation can help organise the lending side: your goals, what may be affordable, how different loan options work, and what might need attention before an application. 🔎📋

Lenders assess applications differently, and suitable options depend on your circumstances and lender criteria.

Pre-approval can be a useful starting point, but it is not final approval. 🏡

It can help you understand a price range while you search. Before a loan is formally approved, the lender may still need to confirm your current financial position and assess the specific property, including a valuation where required.

If your income, expenses, debts or employment change while you’re looking, tell your broker. Lenders assess applications differently, and approval remains subject to lender criteria.

Lower repayments can look like a win. But are you comparing the whole loan? 🏠🔎

Consider this fictional scenario: a homeowner has 22 years remaining on their mortgage. A refinancing option resets the term to 30 years. The monthly repayment may be lower, but stretching the loan over more years could increase the total interest paid. 📉🗓️

A refinancing review should look beyond the repayment amount. Consider the remaining term, interest rate, fees, useful features and total cost. Individual circumstances vary, and lender criteria differ.

Wondering whether your current home loan still fits? Send me a message and let’s review the lending side clearly. 💬

Is your paperwork ready? 📁

Depending on your circumstances, a lender may ask for:

🪪 Identification
💼 Evidence of income
🧾 Details of living expenses
💳 Information about existing loans and credit limits

The exact list varies between lenders and borrowers, and additional documents may be requested. Getting organised early can reduce back-and-forth and make it easier to spot anything missing.

Not sure what you’ll need? Send me a message and I’ll help you prepare the lending side.
