🏦 Buying Through a Company or Trust?
Here’s What You Need to Know 👇
Some banks have been pulling back from lending to companies and trusts — but the good news is, we still have options.
Here are a few things you need to know:
✅ Borrowing limits
• Most lenders: up to 80% LVR without LMI
• One lender: up to 85% LVR without LMI
✅ Trading restrictions
• The company or trust will usually need to be non-trading
• Dividend income from shares may be acceptable with some lenders
• Rental income from investment properties may be acceptable
• Only a handful of lenders will consider trading entities
✅ Additional requirements
• A certified trust deed will generally need to be provided
• Higher interest rates may apply
• The lender will usually review the trust structure upfront to make sure it is acceptable
✨ Broker tip: Getting the structure right from the start can save you time, money and stress later.
