Can I release equity for structural renovations or construction?
Normally, borrowing against your home to fund structural work means the standard construction route - building contracts, council plans and progress drawdowns. It works, but it's slow and paperwork-heavy.
Worth knowing: One lender offers a unique policy where they are willing to lend up to 80% of the current valuation provided the loan amount does not exceed the land value.
There are a few conditions:
The property can't be partially complete or already under construction
A licensed builder must be engaged for any structural works (owner builders aren't accepted)
You'll need to provide the proposed build cost to show there's enough to finish the job.
It may even apply to a full knock-down rebuild if the LVR stays under 80% of the land value and a building contract is supplied.
