Buying a commercial property isn’t as out of reach as most people think.

Especially when it’s purchased through an SPV or trust.
The structure can change what’s possible - how you borrow, how you hold it, how it sits alongside the rest of your business.

Chris and Troy break it down on the latest episode of On Point with FirstPoint, with guest Brad Lord. Worth a listen if you’ve ever thought commercial was a step too far.

Top 10 at the XTERRA North American Championship. Big result.

Huge congrats to Harry Wiles, who finished 7th at XTERRA Oak Mountain in Alabama last weekend - taking on a stacked international field on one of the toughest courses on the calendar.

For anyone unfamiliar with XTERRA, it's not your standard triathlon. The full distance is a 1.5km open-water swim, a 33km mountain bike across some of the most technical singletrack in North America, then a 10km trail run through Oak Mountain State Park. It's brutal. And it's exactly the kind of event Harry trains for.

We're proud to back Harry as part of his XTERRA campaign. He represents everything we admire at FirstPoint - preparation, hard work, and showing up ready when it counts.

Onto the next one, mate. The FirstPoint hat looks good on the podium.

Self-employed? Your EOFY decisions can shape what you borrow next year.
Here's what a lot of self-employed clients don't realise until they go to apply for a loan:
Your accountant's job is to legally minimise your taxable income. Your lender's job is to assess your borrowing capacity off that same number.
So the lower your taxable income at EOFY, the lower a lender may see your serviceable income - even if your business is genuinely doing well.
It's not about paying more tax for the sake of it. It's about knowing the trade-off before you sign off the return - especially if you're planning to:

- buy a home in the next 12-18 months
- refinance an existing loan
- upgrade or buy an investment property
- unlock equity for the business

A quick conversation before EOFY, with your accountant and with us, can put you in a much stronger position than discovering the gap after the return's already lodged.
If you're self-employed and there's a property move on the horizon, have a chat with FirstPoint.

If everyone else goes right, Warren Livingstone goes left.

When most podcasters publish twice a week, Warren goes every single day. It’s a deliberate choice, and it sums up the way he approaches pretty much everything.

His point: if you want different results, you can’t follow the same path as everyone else.

Worth a listen if you’ve been sitting on something and waiting for the right moment to move.

EOFY is closer than it looks.

If you've been thinking about upgrading the ute, the van, the tools or any other business asset, now's a good time to look at it properly - not the week before June 30 when everyone's scrambling.

The instant asset write-off can be a useful way for eligible small businesses to bring forward a deduction on assets purchased and ready for use by the end of the financial year. Thresholds and eligibility do change, so it's worth checking the current rules with your accountant before you commit.

What we can help with at FirstPoint Asset Finance is the finance side. Structuring the loan, lining up the right lender, and making sure things are sorted so the asset can be delivered and ready to use in time.

If there's something on your list to buy before June 30, the earlier we have a chat, the better.

What’s this factory actually worth? Talking Commercial Property.

In this episode of On Point with FirstPoint, Troy and Chris sit down with Brad Lord - right inside the factory in question - to break down how commercial property gets valued.

Size. Location. Use. And then the bit a lot of people don’t realise: how you choose to value it. A commercial property can be assessed on a vacant possession basis or on yield - and the two can land at very different numbers.

That’s the part Brad walks through. Looking at it both ways, and working out which approach is likely to deliver the client the highest value.

Worth a listen if you’ve got a commercial property in your name, or you’re thinking about buying one.

Sold, settled, and home.

Huge congrats to Jordan and Jessica on the purchase of their new home - and to the two boys out the front of the sold sign, who look more than ready to move in.

This is always the best part of what we do. Getting to see a family land in a place that suits where they are now, and where they're heading.

From the first chat about borrowing power through to settlement day, it was a pleasure helping the Owens get this one across the line. Thanks for trusting us with it, guys.

Wishing you all many great memories in the new home. (Boys - go easy on the walls.)

He went to court against Jay-Z. And won.

Warren Livingstone on the Fanatics case - how crazy the process got, how expensive it became, and why he reckons naivety was the only thing that got him through.

Would he do it again? Listen to find out.

When you're in the middle of buying a home, the difference between a good broker and a great one tends to show up in the small moments. Like answering the phone on holiday.

Here's what one of Ethan's recent clients had to say:
"Ethan at FirstPoint Cronulla is an excellent mortgage broker and a great person to have on your side while buying a home. He explained everything and found us a great lender and package that suited our needs. I called him many times throughout the inspecting and negotiating process and he answered all my questions and provided great advice and data every time. Ethan was away on holidays when we finished cooling off on the house we bought, but he paused his time off to get all the paperwork sorted for our mortgage right away. I can't recommend Ethan enough."

That's the standard we aim for at FirstPoint. Clear answers, real availability, and someone in your corner from the first inspection through to settlement.

If you're starting to look at properties and want a broker who'll actually pick up the phone, have a chat with Ethan and the team at FirstPoint Cronulla. Call us on 9527 2230.

As with a lot of great stories, this one starts at a urinal.

In Episode 7 of On Point with FirstPoint, Warren Livingstone tells the tale of how The Fanatics began - a chance moment between two of the greatest tennis players Australia has ever produced, a scrappy ticket to the next match, and the rest, as they say, is history.

Proof that some of the best things start with being in the right place at the right time, and having the nerve to back yourself.
