Can I release equity for structural renovations or construction?

Normally, borrowing against your home to fund structural work means the standard construction route - building contracts, council plans and progress drawdowns. It works, but it's slow and paperwork-heavy.

Worth knowing: One lender offers a unique policy where they are willing to lend up to 80% of the current valuation provided the loan amount does not exceed the land value.

There are a few conditions:

The property can't be partially complete or already under construction
A licensed builder must be engaged for any structural works (owner builders aren't accepted)

You'll need to provide the proposed build cost to show there's enough to finish the job.

It may even apply to a full knock-down rebuild if the LVR stays under 80% of the land value and a building contract is supplied.

Ep 14 of On Point with FirstPoint is live.

Two or three buyers at an open home instead of twenty. That’s what’s playing out locally right now - and it could be the window first home buyers have been waiting for.

In this episode we get into why the investors are sitting on their hands, what that means for anyone willing and able to buy, and the question we keep coming back to: if you are an investor, where do you actually park your cash right now?

We also talk borrowing capacity - three rate rises in six months have changed what people can borrow, and it’s catching plenty of buyers off guard.

When the right equipment isn't made in Australia, plenty of businesses don't import it - not because of price or quality, but because the process feels like too much. Currency, supplier deposits, shipping documents, payment timing. So they buy local and settle for close enough.

Worth knowing: some lenders now offer import-specific asset finance that may cover the overseas purchase, the currency exchange and the funding in one arrangement, rather than the old letters-of-credit paperwork.

One example from the industry: a trailer manufacturer needed a cutting machine that wasn't available locally. With the right finance structure, they imported it at a lower cost than the domestic option.

That's the full-picture thinking we bring to FirstPoint Asset Finance - not just "can we fund it", but what's the right kit for the next five to ten years, and how to structure the purchase so you can actually get it.

If there's equipment you've been eyeing off overseas, have a chat with the team. Call us on 9527 2230.

Every 10 basis points was $13K a year in interest.

That’s what was on the table in this deal - and it’s why the bank’s opening price is rarely where the conversation should end.

In this clip: a savvy borrower with a number in his head, a lender that started well above it, and the back-and-forth it took to get there - calling one lender, then the other, and letting them compete until the pricing landed where it needed to.

The part most borrowers don’t see? Even big clients don’t get the sharp price just for asking. Sometimes it takes being ready to walk before the bank comes to the table. On a transaction like this, not fighting for every basis point can cost hundreds of thousands over the life of the loan.

That’s the job as brokers - we have those conversations for you, and we fight for every basis point so you’re not left taking the bank’s first offer.

Do your credit card, car loan or HECS debt affect how much you can borrow for a home?

Short answer: yes - and often by more than people expect. A credit card can count against you even with nothing owing on it.

Swipe through for the rules of thumb lenders use - and why the same debts can be assessed differently depending on the lender.

Every situation is different, so if you're wondering where you stand, have a chat with the team. Call us on 9527 2230.

“You guys are mad. Why would you do that?”

Harry from HAM has had a bookkeeper from day one - and he can’t understand the business owners who’ve been going for years and still do their own books.

His take: get the numbers in front of you every fortnight, know where your key figures should sit, and you’ll always know if you’re making money. Simple, but most people skip it.

There’s plenty more where this came from - Harry gets into doing the opposite of the crowd, growing through uncertainty, and juggling prices and profit when costs keep climbing.

At what point does old equipment stop earning its keep?

It's rarely one big failure. It's the pattern - another repair bill, another day of downtime, another job running over because the machine couldn't keep up.

Worth weighing up:

Repair costs and downtime vs finance on a newer machine
What the old asset could put back in your pocket if sold
Potential GST credits on the purchase (check with your accountant)
Finance matched to the working life of the new equipment - not longer

Structured properly, the finance fits the asset - and your cash stays free for wages, stock and the day-to-day.

If there's a machine in your yard you've been nursing along, have a chat with FirstPoint Asset Finance. No pressure - just a clear look at your options. Call the team on 9527 2230

Ever been told “no” by a major bank and assumed that was the end of it?

In this clip, Chris and Troy dig into a shift they’re seeing across the board - non-bank lenders picking up a bigger share of the market, and why that tends to happen when the majors tighten up.

There’s a bit more to it than “borrow more, pay more”. Non-bank and second-tier lenders price for risk, and whether that trade-off makes sense depends entirely on the deal in front of you. Chris and Troy unpack when it’s worth a look - and when it isn’t.

"He made what can normally be a stressful process feel straightforward and well managed from start to finish."

That line says a lot about how Ethan works.

Getting a home loan isn't just about the approval - it's about knowing what your options are, understanding what you're signing up for, and never being left wondering where things are at. Ethan's client put it this way:

"He took the time to explain the different options available, made everything easy to understand, and kept me informed at every stage."

Knowledgeable, responsive, across the detail - that's the standard we aim for at FirstPoint, on every loan.

If you're after a broker who'll keep you in the loop from first chat to settlement, have a conversation with Ethan and the team. Call us on 9527 2230.

When your costs go up, do your prices follow?

For Harry from HAM, the answer isn’t that simple. Put prices up every time the back end climbs and your customers stop coming back. Hold them steady and it comes straight off your bottom line.

In this clip from On Point with FirstPoint, Harry tells Chris and Troy how he walks that line at one of Cronulla’s busiest cafes - including the one number he checks every fortnight to keep the business sustainable without passing every cost on to the customer.

If you run a business, this part of the conversation is worth your time. Harry’s take on wages, margins and knowing your numbers applies well beyond hospitality.
