Australia’s property market started 2026 with home values rising 0.8% in January, up from 0.6% in December, according to the latest Home Value Index from Cotality. Growth occurred across all capital cities and regional areas, though the rate varied.

Sydney and Melbourne recorded modest gains of 0.2% and 0.1% respectively. Mid-sized capitals saw larger increases, including Brisbane, which has had higher median prices than Melbourne since late 2023, continuing its momentum with a 1.6% increase in January. Perth rose 2.0% and Adelaide increased 1.2%.

Housing supply remained limited, with listings below both last year’s levels and the five-year average. Regional markets recorded higher monthly growth than the combined capitals, supporting overall national increases in home values.
